Several months ago, I set out on the process of selling my dad’s home in Brighton, NY. I had previously communicated with a full-service realtor, but I didn’t sense they would put sufficient effort into selling my dad’s place to justify the 3% commission. I set out to learn about flat-rate brokers in the Rochester, NY area and came upon Northern Star Realty and Robert Piazza. In our initial communications, Bob replied quickly and answered my questions so I paid the fee and got started. Full disclosure….don’t use a flat-rate realtor like Bob if you don’t have the time or energy to do a lot of the prep. work for selling a house yourself. Bob was super helpful, but I needed to do a lot of stuff on my own. The main thing Bob was able to help me with was listing the property. He will provide you with all the resources your need for an MLS listing and detailed instructions on filling out the required docs and help you through the process. It takes time to fill our the paperwork properly, create a description and take/upload photos for the listing, but if you are a detail-oriented person, you can a make a listing that is just as good as a professional realtor. The key to selling your house is visibility so the effort put into the listing is worth it. Bob went through the work I did and tweaked a couple things and the listing looked great. He helped me with the decisions related to establishing a plan for start and stop dates, accepting offers, etc…. Bob’s insights into how the system works are well worth the price for his services. After the listing went live and through the offer and negotiation process, Bob was always available to help with quick replies to my emails or texts. I highly recommend Northern Star Realty and Robert Piazza as a great alternative to using a full-service realtor IF you are willing to do a lot of the work yourself.

Our experience, from start to finish, with Bob and Northern Star Realty as a flat-rate broker was first-rate. His website is extremely clear, and he is always there by phone or email with help and answers to questions. He handled all the interface with the Multiple Listing Service. By all means, take the “Gold” option; it was the best $100 we ever spent. To go flat-rate, you must: 1) be able to price your own house; 2) engage a photographer; 3) stage your house, schedule and receive potential buyers and their agents; 4) decide which offer to accept; 5) hire a lawyer to represent you at closing. Bob did a market analysis for us, recommended a local photographer, showed us how to work the online app for scheduling appointments, and advised us when the offers came in. You won’t get much more from a standard listing agent; and we saved almost $10,000 by flat-rate listing through Bob.

Even if we had used a full-service listing agent, we would have done almost the same amount of work as having done it ourselves. We used the flat fee MLS Service from Northern Star reality. It was a little painful in the beginning because several forms had to be filled out electronically and there was not much consistency between the forms. But it did not take long to fill them out. Once the listing was created the info was transferred to a bunch of websites as expected. At that point I thought that Northern Star was pretty much finished with their job. However, Robert continued to provide us with guidance, sometimes even unsolicited, and it was there that Northern Star Reality really shined. Robert was quick to answer questions, make changes to our listings, or anything else that we asked. The service that they provide is highly recommended and we would recommend Northern Star Reality. Before listing my house on Zillow or through the MLS I did lots of research into comparable properties in order to decide how much to sell it for. I then met with 3 different Realtors in my home to discuss using them as potential listing agent. All 3 of them told me that I had overpriced my house by at least $25k – $40k and that if I wanted to sell it I was going to need to finish the basement. I didn’t believe them. I asked each Realtor what value they would bring to me as a listing agent. They all basically told me the same thing … we will take pictures, list your property on the mls, and market your property. When pressed further what their marketing plan was, none of them had a very good answer beyond listing the house and hosting open houses. Sorry but in my mind that is not worth 6%. I can do those things myself for much less cost. Instead I took my own photos, listed the house on Zillow myself at the price I chose, and I paid Robert a flat fee of $395 to list my house through MLS. I had multiple offers on the house within a week. Robert was available weekends and after hours to consult with me as to the particulars of the offers. I accepted an offer within $12k of the asking price within 2 weeks of listing and closed 55 days later.

Don’t overpay to sell your house. There is not a realtor in Buffalo that is worth 6% of your money. In the end I found buyers that also did not have an agent and the only agent fee I had to pay was $395 to Robert. That to me seems completely reasonable. In my opinion the other realtors I met with only cared about how fast my house would sell and getting their piece of the commission. They did not care about finding the best buyer for me. Thank you Robert for your great and affordable services. Flat Fee listing is the best way to sell your house in Western New York because “IT WORKS!”

When we first decided to sell our property, we first signed a contract and listed our home with an agent who was with a realty company that was well known throughout the state. During the contract, we were under the obligation to pay this realtor a high commission if our home did sell. Through the course of the six month contract and learning about how the real estate selling service(s) works we found many, many mistakes that occurred and we felt there was an overall lack of service. “Just wanted to say that in the grand scheme of things finding Bob was God send. I don’t believe in coincidences. We had mistakenly gone with a Realtor we knew, thinking that a Realtor was a Realtor… wrong!
