Prepare a written comparative market analysis to justify price to
potential buyers and to be sure property will appraises ok. This
will be based on recent sales and availability of similar properties
in the area going back 12 months.
Suggest Home Improvements
Inspect property to suggest improvements and tips which will make
property more marketable. Some suggestions may be minor but may make
a big difference in how fast a property sells and for how much.
Submit to MLS
Your property will be listed in the Greater Rochester Association of
Realtors exclusive Multiple Listing System (MLS). Virtually all
local Realtors will be able to show the property to their buyers and
access the property information on the MLS computer. Approximately
88% of all homeowners found their home through the MLS.
Submit to Internet Sites
Your property will be on over 75 different internet sites including Realtor.com,
Trulia.com, Zillow.com, Homes.com, Yahoo Real Estate,
homesteadnet.com (public MLS), as well as the largest local broker’s
websites (Nothnagle, Hunt, Realty USA, etc.) and many others.
When it's all said and done, it syndicates out to approx. 900 sites
so your house get lots of exposure.
Install Yard Sign
Install a personalized yard sign directing all calls to us. Many
different rider signs are available. A sign is not required but

Provide Weekly & Bi-Weekly Web Reports
We will provide you with a weekly report from Zillow and Trulia
showing you the number of web hits your listing got so you can gauge
the traffic and interest in your listing.
Depending on the specific marketing plan for your property we will
advertise your property in the print media which has the best fit
for it. It could be D&C, Harmon Homes, Real Estate Book, Suburban
News, Pennysaver, Tri-County Advertiser, Mall Board, Property Source
or others although the trend lately has been online advertising as
many more buyers are looking through the internet and mobile phones.
Hold Open Houses with
sellers consent and where appropriate. (Subject to scheduling and
our availability). There are pluses and minuses to open houses so it
is an individual seller's decision. Open houses are not required.
Pre-qualify any potential buyers before bringing them through your
property so as not to waste anyone's time. We eliminate the
"lookers" and try to bring the "buyers."
Arrange for all appointments to show the property. You will only
have to deal with our call for appointments. All brokers will go
through us for the appointment so we will be able to get feedback

48 Hour Feedback
Give the sellers feedback within 48 hours of a showing, or as soon
as possible, the likes and dislikes of that particular buyer.
Use a secure lockbox for easy showings and the least inconvenience
possible. (with owners consent and where applicable).
Optional Home Warranty
Make optional home warranty available to sellers and buyers
at an additional cost for worry free buying and selling. Policy
covers most components of the property for up to 1 year. (Also
covers sellers during listing period).
Inform owners of any recent changes in the marketplace that would
affect them including new listing competition and recent sales, etc.
Present All Written Offers & Net Sheet
Present all written offers to you and negotiate the best possible
price and terms for you using our 30 plus years experience. There is
no substitute for experience. We will provide you with a seller’s
net sheet showing you how much cash you will walk away with after
all closing costs with each written offer presented.
Handle All Follow Up
After you have accepted a purchase offer, we will handle all follow
up work including: attorney’s approval, meeting and arranging an
engineer’s inspection, meeting appraisers, coordinating mortgage
applications, coordinating closing dates, and keeping the seller
informed the whole time right up to closing.
